A comparative market analysis (CMA) is an analysis of your home's value determined by assessing similar property sales, location and characteristics of your property.
More than likely, the first place potential buyers will see your home is online. This is why we work hard to reach as many buyers as possible online, and strive to make the best impression possible through our online listings.

The photos of your home directly influence whether or not a potential buyer will schedule a showing of your home or not. It is crucial that we take high-quality, attractive photos of your listing showcasing the best qualities and features of your home. Drone photography is also available for great aerial shots of your property.
After capturing potential buyers' attention online, it's important to have a great first impression once they enter the home for the first time. Research has shown that buyers decide whether they will buy a home or not within the first 8 seconds of seeing it.
When a potential buyer walks into a dirty or unmaintained home, they assume that the current owners did not take care of the property. Most buyers will want a move-in-ready property that feels like new. A long list of chores and repairs right when they move in will not be appealing and can be daunting.

It is extremely important to have quality marketing materials on your home that will provide all the information a Buyer will need to assess whether your home is right for them. Knoxville and the surrounding areas are a big relocation market with many buyers coming from out of state or overseas. Including information about the communities and areas and what they have to offer is also important for marketing. This is achieved by:
Target marketing can be done to attract the right buyers to your home. Maybe your home is lakefront or on a golf course or has extra garages so buyers with certain hobbies can be targeted. Price range is also an important target market as not everyone will be looking for the same price range of home.
When an offer comes in try your best to view it as a business transaction. It’s easy to get emotional about your home. While a buyer is trying to get the best price they can, you are trying to get the best value, which may include updates, commission, and profit. Be aware that there may be some negotiating back and forth until you come to a mutually agreeable price.
Once everything is signed, there will be a Binding Agreement Date, which will determine the contingency period of the contract. Prior to closing, your contract may be subject to inspections, home appraisal, and buyers’ financing approval.
The last stage is preparing to close. The title company will have received a copy of the contract and the closing date and will do a title search to ensure there are no closing issues against your property. If all is good, the buyer will do a final walk-through once your furniture is out and proceed to closing!
